We can ensure your application has the best chance of success with the Local Planning Authority. If you have had planning permission refused we can look at the proposal afresh and identify whether planning permission can be gained and what the best way forward would be. 
We will complete the forms, write a supporting statement to accompany your planning application which sets out how your proposal meets local and national planning policies and relevant planning criteria such as impact of the design on the immediate area, neighbours, parking and transport issues, and sustainability issues. Following submission of the application, we will liaise and negotiate with the Council and attend Planning Committee (where necessary) to promote your scheme to Council Members.  We can advise in the discharge of conditions following a permission.  We can either work with your appointed architect or we have access to a team of professionals. Planning applications may need to be supported with the following:

  • Tree surveys
  • Parking and transport assessments
  • Daylight and sunlight assessments
  • Conservation and listed building appraisals
  • Sustainability assessment/ Energy Statements

Other applications

  • Advertisement Consent - if you require consent for new signage on your shop or commercial premises etc.
  • Vary a condition to a planning permission

  • Non-material amendment – where your proposal has evolved over time and during the building process with a minor amendment
  • Prior notification of proposed developments by telecommunications code system operators
Certificates of lawfulness
Certificates of lawfulness

We can write the supporting statement and advise on all the evidence required for the submission of a Certificate of Lawfulness. This could be required when an owner wants to establish that a proposal to be developed using permitted developments rights is lawful (e.g. a dormer roof extension or single storey rear extension to a house) – this Certificate is a very useful document to own when selling the property.  Certificates are also sought when an owner wants to establish that development over 4 years old is lawful; or if a use which has been constantly in that use for 10 years or more is lawful (not residential which is 4 years) etc.

With our extensive experience of all aspects of appeal work, we are best at representing you following a refusal or where you are still waiting for a decision from the Council and you are aggrieved with the delay.
We can advise whether your appeal should be determined by the Planning Inspectorate as a Written Representation, Hearing or Public Inquiry.  We can submit your appeal for you, write the supporting planning statement and liaise with the Council during the process.  For a Hearing, we can represent you in front of the Council and appointed Inspector and for a Public Inquiry, we will act as your expert witness and instruct Counsel and cover all aspects of the planning issues at hand.

We have extensive experience of working on development proposals to buildings which are listed or those buildings which are in the Green Belt, where policy restrictions apply. We can give advice on how properties can be developed and subsequently submit the planning application/listed building consent application. This also applies to properties within Conservation Areas and other areas of special character, such as Areas of Outstanding Natural Beauty.

Do you own a plot of land or building which you consider could be re-developed? If you require a change of use we can help you find the best use for a building. If it is a new build project we can advise on matters relating to siting, scale and design and all associated matters with development projects.

We can undertake a thorough planning history search, a planning policy search from the relevant Council and establish what can be constructed or what use such land can be put to.
It is always advisable to instruct a Planning expert who can advise from the outset (prior to plans being drawn up) on how best the land can be developed and what planning considerations need to be taken into account. At Cameron Jones Planning, we pride ourselves on being able to give the best advice on the current planning policies and land restrictions.

If your neighbour has submitted a planning application to extend their property and you have concerns about this proposal, we can assess the application for you and submit an objection for you in line with local and national policies.
If your local Council have issued their Local Development Plan with land allocations/proposals/policies which you are concerned about, again we can draft a letter for you and submit a representation on your behalf.  Alternatively, if you wish to have your land included within the Development Plan as a proposal site, we can submit this and liaise with the Council on your behalf.

When considering buying a house, how it can be extended is one of the most common questions.  We can advise what permitted development rights the property benefits from (i.e. what can be developed without the need for planning permission), what conditions are attached to the land (maybe when the house was built if it was post 1948) and how the property could be developed, taking into consideration the proximity to neighbours and other policy considerations.
